Well, not too much to say here, as the title is pretty much self explanatory…
It was one of the few decent entry points in the UK available for a Romanian National, and I was determined to relocate to the UK and start a new life, even from scratch. I work long hours, a lot of patient transport and school/social runs, etc. I found it a great way to learn everything about people here, to get to know their way of thinking, customs, habits, connect to them at a personal level, etc, and get paid in the process…

Coordinating investment budgets for 3 groups of real estate investors, one from the Republic of Ireland, one from Israel and one from Romania. Performing market analysis, feasibility studies and choosing the right investments (mostly within the short/mid term range). Also in charge with establishing and following up the best exit strategy, new building developments (14, mostly unifamiliar), marketing and sales project management for the new buildings, etc.

Responsibilities:
Main task: crisis management project – re-establishing a decent position of the mall within the local commercial landscape;
Started with full engines ahead in 2012, by leasing 4,400 sqm, and continued up to 6,700 sqm until 2013.
Performing daily duties as a general manager, including recruitment, training and management of a staff of 230.
Accomplishments:
Increased occupancy by 32%, revenues by 34%, traffic by 110%.

Designing and implementing a CRM based development solution, that lead to a 100% Romanian franchise model for freelancers and SME’s in Real Estate, a solution that developed the team from 60 to over 200 franchisees in 2015.
During that period, I also provided recruitment, management & training services for an 80 brokers team. Screened, interviewed, trained, retained and assessed more than 400 in the process.

Those were the times when we practically invented the Romanian real estate system, helped notaries creating the proper legal framework, educated the population as to how to buy/sell a property in a safe and profitable manner, etc.
