The Wells Fargo Commercial Real Estate division has established itself as one of the premier provider of real estate finance for the UK institutional market.
The UK CRE team use innovative and often complex debt structures to support investors across a wide spectrum of real estate assets located within the UK and Ireland. There is a focus on the core commercial asset classes of office, retail and industrial, however the business’s mandate is broad and includes developing asset classes such as student housing and PRS. Clients are both UK and internationally based and include some of the leading REITs, fund managers and large private property companies. Typical deal sizes average £50-£75 million though in many cases will exceed £100 million and the team extended circa £4.8 billion of new commitments in 2016.
The level of management direction and supervision required will be determined as to the chosen candidate’s experience however we are seeking a candidate who is willing and able to take responsibility for executing all aspects of their role with accuracy, commitment and alacrity.
Key responsibilities will include participating and assisting in:
- Originating, underwriting & structuring loans for investment, development, single asset, portfolio, corporate and fund financings;
- Additional focus on the REIT universe, expanding Wells Fargo’s involvement in their capital and liquidity management;Evaluating new lending opportunities and undertaking risk analysis;
- Running cash flow models to scrutinize income, debt serviceability and other key loan metrics;
- Evaluating creditworthiness of counterparties, tenant credit strength and property fundamentals;
- Running internal pricing or credit rating models, as applicable;
- Preparing recommendations for senior management;
- Drafting heads of terms documents and negotiating commercial clauses;
- Preparing the formal deal Credit Memo in conjunction with the Bank’s Property, Syndication, Legal and Credit Risk teams and participating in any subsequent credit approval discussions;
- Managing all parties involved in the deal closing process to ensure effective loan execution; specific responsibility for all facility documentation (via external counsel), KYC clearance, CP satisfaction and completion of the formal Loan Approval Report;
- Closely monitoring an individually assigned portfolio of accounts to mitigate risk and ensure covenant compliance;
- Procuring the Quarterly Status Reports in a timely manner and attending to all other reporting requirements as appropriate.
